Located at the corner of 63rd Street and 4th Avenue in Brooklyn, this mixed-use, multi-building development provides 84 units of affordable senior housing as well as Universal Pre-K space. Comprising a new building with 76 apartments and two row houses next door which have been combined into one 8-unit building, the all-electric development is supplemented by rooftop solar and meets NYSERDA standards, Energy Star requirements and the Enterprise Green Communities program.
A second floor community room opens onto a landscaped outdoor terrace and another community room at the top floor offers residents views of New York Harbor, the Statue of Liberty and Lower Manhattan. Lounges and a laundry room on each floor will also encourage socialization, which is particularly important for seniors who can face isolation.
A Pre-K will occupy most of the ground floor and cellar level. The children will have access to a landscaped rear yard that will double as outdoor space for seniors during the evenings and weekends.
Keeping the row house facades maintains a true connection to the neighboring community buildings. Cognizant of the existing housing types in the area, the 73,000 SF new building offers variations in massing and height to complement the neighboring structures, and the curved top floor community room is a nod to those of the bay windows nearby.
Because the new building replaced a church, several design choices were made to connect with that history. Red brick is a reference to the prior structure’s masonry and selected salvaged items are on display throughout the interior, including the stained-glass windows in the 9th floor community lounge.
