Making use of the city's Zoning for Quality and Affordability regulations, which allowed for the development of the neighboring HUD 202 senior housing parking lot, Crotona Belmont will provide 134 affordable senior apartments - 133 (mix of studios and 1BR) and one 2BR Super’s unit.
Amenities include a ground floor common room, lounge, exercise room, and large rear yard shared with the existing senior housing, creating a physical connection between the two buildings owned by the same client. There are also lounges on typical residential floors, and on the 8th floor, a laundry room with an outdoor terrace.
The 106,690 SF, 10 story structure will incorporate a variety of sustainability measures including VRF, Centralized ERV, near passive house level air sealing, and a 48kw Solar PV canopy trellis. While not required, it will also have a backup generator.
The development has received funding from HFA (4% Bonds, LIHTCs, subsidy through the SENR program and HPD (SARA program).
