Part of a multi-site development along Livonia Avenue in Brownsville, Brooklyn, this 138,000 square foot, mixed-use building will offer approximately 142 affordable apartments for seniors and will provide the Brownsville community with a full-service Older Adult Center (approx. 8,500 gsf) that can also serve as a resiliency resource during energy disruptions, flood-related events, or extreme heat.
With ambitious sustainability goals, the all-electric building will be built to Passive House standards and meet the criteria for the 2020 Enterprise Green Communities. The development will have heat pump water heaters for domestic hot water, a central VRF system for space conditioning, energy recovery ventilators, solar PV system for on-site energy generation, and battery back-up for resilience. Landscaped amenity spaces are designed with native and drought-resistant plant species and shading features, as well as stormwater planters to promote evapotranspiration which will cool the microclimate.
